In-person tum muskura ke, body language se, confident tone se objection neutralize kar sakte ho. WhatsApp pe buyer ka “Zyada lag raha hai price” ka message aaya — aur tum confuse ho gaye ki exactly kya likhein ki sahi response ho.

Text Objection Ka Farak

Text mein kuch challenges hain jo in-person mein nahi hote:

Tone ambiguity: “Price zyada hai” — buyer frustrated hai ya genuinely negotiating hai? Text mein nahi pata.

Response delay: Tumne lamba message likha — buyer bored ho gaya padhte padhte.

Misinterpretation: Tumhara “confident” text buyer ko “arrogant” laga.

No instant correction: In-person galti ho toh turant fix kar sakte ho. Text pe galat response gaya — buyer ka impression already bad ho gaya.


Universal Objection Rule — Agree First

Har objection ka pehla response: Partially agree karo.

Iska matlab yeh nahi ki tum haar maano. Matlab hai — buyer ka perspective validate karo. Tab apna point rakho.

Formula:

“Haan [Naam], bilkul samajh raha hoon — [unka concern repeat karo briefly]. [Transition word]. [Tum phir explain karo different angle se].”

Agree + Transition + Redirect. Yeh formula har objection pe kaam karta hai.


Top 8 Objections — Text Scripts

Objection 1: “Price Zyada Hai”

Wrong response:

“Nahi sir, price market ke hisaab se bilkul sahi hai.”

Direct contradiction. Buyer defensive ho jaata hai.

Right response:

“Haan [Naam], pehli nazar mein 58 lakh surprising lag sakta hai — main samajh sakta hoon.

Ek angle bataata hoon: Is area mein per sqft rate 5,200 chal raha hai market mein. Is property ka rate 4,640 per sqft hai — technically below market value pe le rahe ho.

Aur investment angle se — is corridor mein last 2 saal mein 22% appreciation rahi hai. Abhi liya toh 3 saal mein value genuinely 70-72 lakh hogi.

Yeh context mein kya lagta hai?”


Objection 2: “Abhi Decide Nahi Kar Sakta — Sochna Hai”

Wrong response:

“Sir please jaldi decide karein, units limited hain.”

Pressure. Buyer aur door ho jaata hai.

Right response:

“Bilkul [Naam], bade decision ke liye sochna zaroor chahiye — actually main appraise karta hoon ki tum seriously approach kar rahe ho.

Ek cheez bata sakte ho — kya main genuinely help kar sakta hoon decision mein? Matlab koi specific concern hai jo unclear hai? Ya information chahiye?

Main koi deadline nahi de raha — sirf samajhna chahta hoon kahan akdi hui hai gaadi.”


Objection 3: “Koi Aur Option Hai? Doosre Builder Bhi Dekh Rahe Hain”

Wrong response:

“Sir, hamare builder best hain, doosre comparison nahi karte.”

Defensive aur unrealistic.

Right response:

“Definitely, comparison karna bilkul sahi hai [Naam] — informed decision ke liye zaroori bhi hai.

Main ek kaam karta hoon — tumhe [2 other properties] ki basic comparison bhi bhejta hoon. Honest comparison. Jahan hamare project better hai woh bataunga, jahan theek hai woh bhi.

Phir tum genuinely compare karo — main koi pressure nahi deta.”

Kya kiya: Comparison ke liye offer kiya — but tumhare hi options ka. Competition ke baare mein tumhe pata hai, honestly discuss karo.


Objection 4: “Location Achhi Nahi Hai / Connectivity Thodi Dur Hai”

“[Naam], yeh genuine concern hai — connectivity important factor hai.

Yeh specifically address karte hain:

  • Metro station: 1.2 km (8 minute walk ya 3 minute auto)
  • NH48: 5 minute drive
  • Upcoming metro station: Phase 3 mein is area ka station confirmed hai — 2027 tak operational hoga

Ek interesting thing — NMRC ne announcement ki 6 months pehle. Iss announcement ke baad is area mein prices 11% upar gaye hain.

Connectivity concern hai — lekin upcoming infrastructure mein anticipate karo toh yeh weakness actually strength ban rahi hai. Investment angle se yeh aaj best time hai.”


Objection 5: “Builder Ka Track Record Kya Hai?”

“Bahut sahi sawaal [Naam] — track record check karna must hai.

Is builder ke baare mein honestly bata raha hoon:

✓ 8 completed projects — sab RERA compliant ✓ Average possession delay: 3-4 months (industry standard 8-12 months hai) ✓ 3 pending cases RERA mein (sabke kuch cases hote hain — yeh normal range mein hai)

Negative bhi bataunga: Ek project 2019 mein 6 months delay hua tha — COVID ke wajah se basically.

Overall — industry mein is builder ki reputation solid hai. Koi specific project check karna hai toh name batao, honest feedback dunga.”

Honest negatives batana = massive trust builder.


Objection 6: “Ghar Mein Baat Karni Hai — Wife/Parents Ko Poochhna Hai”

“Bilkul sahi hai [Naam]! Family ka input important hai — yeh ghar unka bhi hai.

Ek suggestion — kya main family ke liye ek quick summary message bana sakta hoon? Key highlights, price breakdown, why this specific property — simple language mein. Woh directly dekh saken aur apni queries raise kar sakein.

Ya ek family visit fix karte hain — property together dekhein, saath mein discuss ho. Kabhi kabhi in person dekh ke decision faster hoti hai. Weekend kaunsa suit karega?”


Objection 7: “Pehle Apna Ghar Sell Karna Hai”

“Main samjha [Naam] — existing property sell karne ke baad hi yeh invest karna comfortable rahega.

Do options hain:

  1. Construct-Linked Payment Plan: Tumhara amount tab dena hoga jab construction milestone hit hoga. 12-18 months ka time milta hai — isi dauraan current ghar bhi sell kar sakte ho.

  2. Token + Hold: Small token (2-3 lakh) de ke unit hold karo, baaki timeline negotiate karte hain.

Tumhara current property kaun se area mein hai? Agar same city mein hai toh main selling bhi help kar sakta hoon — network hai. Ek kaafi door patha lag sakta hai.”


Objection 8: “WhatsApp Pe Nahi, Personally Miloge?”

“Haan [Naam]! Personally milna actually better hoga — property tour bhi sath ho jaata hai.

Is weekend — Saturday ya Sunday — kaunsa comfortable hai? Main property ke paas hi milta hoon, full tour karenge, saath mein chai pite pite sab discuss ho jaata hai.”
